    Are There Still Opportunities in the UK Buy-To-Let Market?

    While it might not be the ideal time to buy a property due to higher interest rates, there are ways to benefit if you work smart.

    Even if the supply of available housing for the buy-to-rent market is low, there are still opportunities for investors.

    Let’s take a look at ways to use these circumstances to your advantage.

    Buy and Renovate

    Savvy investors can use this opportunity to buy a property that needs renovation. Even buy to let landlords who currently want to sell their house with a sitting tenant can utilise to ‘buy and renovate’ tactic.

    Increasing the property value in a period of less than a year provides a great opportunity for any landlord. This may include doing something such as u-grading the kitchen with a more modern look to increase the buy-to-let mortgage.

    Refitting the bathroom and transforming the garage into extra living space or changing it into a gym can also increase property values. There are many great things you can do to the property that will increase its overall value.

    Buy Larger Property
    You can also buy a large piece of property that can be transformed into a multi-occupation house, which might bring in a higher mortgage. For the smart investor, this might be an opportunity to turn a cheap property into a higher-value investment.

    While it is not possible to get hold of good solid investment property from new developments, this is a great way to invest. There are also great opportunities in smaller areas away from the capital, where you can find property for much cheaper.

    This is especially the case if you go to the cities further north where a low-cost but still decent mortgage is in high demand. Investing in property outside London may not have been an appealing option before, but this might change.

    Buy and Hold Onto Low-Cost Property
    Another way to invest is to consider short-term investment in low-cost properties and turn them into higher-value properties for resale. The best options will still be to hold onto that property and benefit from its mortgage for better returns on investment.

    What we can derive from the technical terms used by experts about property investment is that higher returns are better. That is what you can get when increasing the value of low-cost properties into higher mortgage items for better returns.

    So, even though the buy-to-let market in the UK is a bit stagnant, there are great opportunities for any smart investor.
